Indurent leases c.125,000 sq ft of newly developed warehousing in Warrington to Regency Glass

Indurent, a leading developer, owner, and operator of industrial and logistics space across the UK, has signed a 15-year lease with Regency Glass Ltd, a leading manufacturer of Insulating Glazing Units (IGU) in the UK, for c.125,000 sq ft of industrial and logistics space across two newly developed units at Indurent Park Trident in Warrington.

The two new units, delivered by main contractor Caddick and completed and completed in April 2025, have achieved BREEAM Excellent and EPC A certifications. Rooftop solar PV and smart LED lighting are included on the units as standard, with the newly delivered warehousing also including c.5,400 sq ft of operationally net zero office space to support a range of administrative and finance roles.

The new buildings form part of Indurent’s commitment to modernising existing stock and upgrading poor-quality, energy-inefficient facilities with modern, sustainable warehousing. Indurent worked closely with Warrington Borough Council and the local community to ensure a sympathetic transformation of the site, with a strong emphasis on high-quality landscaping and environmental performance.

Indurent Park Trident is located in Birchwood, Warrington, one of the leading distribution hubs in the north west of England. With direct access to the M6 and Junction 11 of the M62, the estate provides occupiers with easy road connectivity to major nearby consumer catchments, as well as access to national customers. Manchester is a 30-minute drive to the east, and Liverpool is less than a 45-minute drive to the west, with readily accessible airports and ports in those cities bolstering Indurent Park Trident’s connectivity to international distribution networks.
