Indurent marks its first year with over £1bn of investment and nearly 20% portfolio growth

Indurent, a leading developer, owner, and operator of industrial and logistics space across the UK, reported strong momentum following its first year of trading, marked by 18% portfolio growth and more than £1 billion of investment in new acquisitions and developments.

The business was launched in July 2024 through the integration of St. Modwen Logistics and Industrials REIT, bringing together significant development capability, a deep landbank, and a best-in-class operating platform. Since then, Indurent has grown its workforce by nearly 30% to 230 employees and now serves over 2,500 customers, ranging from local trades to global businesses such as Amazon and creative disruptors like N2 Creative, set builders for the hit series Gangs of London.

In its first 12 months, Indurent has invested over £1 billion in asset acquisitions and new developments. This growth has expanded the company’s national footprint from c.27 million sq ft to 32 million sq ft, across both multi-let industrial (MLI) and big-box logistics formats.

Indurent’s prime locations across the UK, combined with its highly sustainable buildings, have attracted a wide range of new tenants during the period, with over 2.4 million sq ft of space leased in nearly 450 transactions. Notable deals include Herman Miller, a leading interiors and furniture designer, agreeing terms to occupy a 110,000 sq ft build-to-suit unit at Indurent Park Chippenham, and aviation specialist, AerFin which relocated its HQ to a 116,000 sq ft office and industrial space at Indurent Park in Newport, Wales, doubling its capacity.

This leasing success has been supported by over £10 million of investment in technology, accelerating the rollout of ‘Hive’, Indurent’s proprietary digital operating platform. Hive enables a fully digitised leasing journey, from virtual viewings to instant onboarding. Today, more than three quarters (75%) of sub-5,000 sq ft lettings are completed directly with customers via the platform, often within just three days of an enquiry.
