Our land acquisition process

At Indurent, we follow a clear series of steps designed to maximise the value of your land and secure the best possible outcomes, while navigating the complex planning process efficiently and effectively.

Here’s how we work with you:

1

Planning strategy

We work with you to develop a planning promotion strategy. If your land isn’t allocated for development, we will promote it through the review of the Local Authority’s Development Plan to secure an allocation. Based on our experience of site promotion we will decide whether there is an opportunity to submit a planning application ahead of the site being allocated.

2

Assembling the team

Our highly skilled in-house team brings together expert consultants and advisors to execute the agreed planning and development strategy.

3

Overcoming challenges

We leverage our vast experience in land, planning, and construction to solve any technical and environmental challenges, always aiming to maximise value while minimising costs.

4

Stakeholder engagement

With a strong track record of working alongside local authorities and a range of other stakeholders, we engage with a range of organisations to give us the best chance of securing planning permission for the most valuable scheme we can build.

5

Development plan promotion

Through ongoing engagement with the local authority, we continuously position your land in the best light to improve the chances of securing allocation.

6

Planning application

We manage the entire planning application process on your behalf, striving to secure planning permission on the most favourable terms.

7

Land acquisition and payments

Once planning permission is granted, we move forward with the agreed purchase of the land. Due to our scale and track record in development, we can often acquire sites and develop more quickly than our competitors, meaning earlier land receipts for you. The purchase price is also determined through a variety of market testing methods, ensuring maximum value.

Strategic planning

With a proven track record, we specialise in promoting land and securing planning permission.

Our expert in-house planners and consultants navigate complex challenges to unlock your land’s potential and deliver successful results swiftly. We quickly understand your priorities and identify opportunities to promote your land for development.

With deep knowledge of the planning process, we strategically position your land during local plan reviews, engaging with authorities and key stakeholders to secure an allocation. If there are delays or your site isn’t allocated, we proactively pursue alternative routes to obtain planning permission, often succeeding through applications or appeals.

Is your land suitable?

We have several key requirements for determining whether your land is suitable:

Land size

The standard size is 20 acres+ for strategic land and 10 acres+ for oven ready land. We will act upon smaller sites in higher value areas (predominantly in the South East).

Land location

It is important for the site to be nearby key motorway junctions and road connections across the UK.

Land planning prospects

We’re predominantly interested in sites suitable for industrial and logistics led schemes.
