The transformation of a neglected 67-acre brownfield site into Indurent Park Derby is a powerful example of how strategic planning, innovative problem-solving, and a commitment to sustainability can breathe new life into a community.

Once waste ground, this site is now a thriving industrial and logistics hub, set to create up to 1,250 jobs and inject vitality into Derby’s economy. This case study explores the challenges the developers faced—from complex ground conditions and flood risks to infrastructure upgrades—and how they overcame them to deliver a project that sets new standards for sustainable development, community benefit, and economic growth.

Strategic planning

Coordinating with multiple stakeholders and aligning the development’s goals with the city’s long-term vision.

Indurent worked closely with Derby City Council and Network Rail to ensure the project’s goals aligned with broader urban development plans. By securing significant power and gas supply capacities, the park was made suitable not only for logistics but also for manufacturing facilities, expanding its appeal to a diverse range of industries.

Brownfield site remediation

The site was previously used for railway sidings and landfill, which resulted in complex ground conditions and contamination issues.

A comprehensive ground improvement strategy was employed, involving Dynamic Compaction (DC) and Rolling Dynamic Compaction (RDC) to stabilise the land. A test slab was used to validate settlement and ensure the site was suitable for development. By retaining all ground arisings on-site, the project eliminated the need for off-site disposal, optimizing material management and reducing environmental impact.

Flood alleviation

The site was located within a flood corridor adjacent to the River Derwent, necessitating the creation of a flood mitigation solution.

A detailed flood mitigation corridor was designed and constructed with approval from the Environment Agency. Stormwater management during extreme weather events, such as Storm Franklin in February 2022, was carefully monitored to protect the site from flooding.

Highway infrastructure

Access to the site and integration with existing highway infrastructure posed significant difficulties.

The project included extensive highway upgrades to improve access, leveraging material from the A52 highway works to avoid surplus arisings. This strategy reduced transport impacts and facilitated smoother connectivity between the site and key transport hubs.

Gas and power supply infrastructure

Securing sufficient power and gas supply to meet the diverse needs of potential tenants, including logistics and manufacturing companies.

The installation required specialist directional drilling under the River Derwent, involving extensive stakeholder coordination to successfully route the high-voltage (HV) supply. Indurent secured 7.2 MVA of power—well beyond standard storage needs—allowing for B2 manufacturing facilities, broadening the site’s appeal. A medium-pressure gas supply and diverse telecom and fibre connections were also established, further strengthening the site’s infrastructure.

The creation of public spaces like riverside walks and landscaped areas, combined with the nearby Sanctuary Bird Reserve, provides added value to the surrounding community.

The park was designed with several health and wellbeing features, including a fitness trim trail, outdoor seating areas, riverside walks, and cycle paths. Additionally, the park’s landscaping incorporated a biodiversity-friendly riverside meadow, fish refuges, and over 17,000 shrubs and trees, contributing to a pleasant and environmentally conscious workspace.

Sustainability initiatives

Ensuring the development was sustainable and met modern energy efficiency standards.

Indurent Park was developed to the company’s Indurent Standard, with a focus on energy efficiency and sustainability. The buildings were constructed to achieve BREEAM Excellent certification, reducing carbon emissions by over 50%. Photovoltaic systems were installed on-site, along with enhanced building fabrics and services to promote sustainable energy use.
