- Leasing Success: More than 7.9m sq ft leased and renewed through 722 transactions, achieving an average release spread of 37%, supported by our market leading operating platform, Hive, which now completes over 75% of sub- 5,000 sq ft lettings entirely digitally and direct with our customers
- Technology Investment: Over £5m has been invested in tech, accelerating Hive’s rollout and enabling a fully digitised leasing journey from virtual viewings to instant onboarding.
- Resurgent Customer Demand: Record enquiry levels in Q1 set the tone for the year, with average monthly enquiries up 34% in 2025 versus 2024, reflecting both strong market interest and the impact of our expanded portfolio.
- Development Pipeline: We delivered 1.3m sq ft in 2025 and will deliver > 3m sq ft of new urban and big-box logistics units in prime UK locations in 2026 as we build out our extensive UK landbank.

- Herman Miller: Leading interiors and furniture designer secured a 110,000 sq ft build-to-suit unit at Indurent Park Chippenham.
- DPD: Parcel delivery firm leased 120,000 sq ft at Indurent Park Tamworth, supporting the business’ ongoing expansion across the Midlands.
- Regency Glass: Relocated to Indurent 420, Omega West and upsized its manufacturing facilities to support its continued growth in the UK glazing market
- Continued partnerships with industry leaders and creative disruptors, underscoring the versatility of our portfolio, such as Amazon & N2 Creative
Culture & Internal Highlights
- Team Growth: Our workforce expanded by ~25%, and we’re now 255 strong, united by a shared purpose to create space for success where our customers can work, grow and flourish
- LandAid impact partner: Committed to being an official partner, raising over £300,000 across a variety of events, including our London to Paris cycle ride, Thames Path ultra-marathon challenge and Chase the Sun bike ride.
- Employee Engagement: We’ve invested ~£500,000 in learning, collaboration, and wellbeing initiatives, fostering a culture of inclusion and innovation.
- We were named one of the Best Places to Work in the UK by the Sunday Times for the second time running.
Sustainability & Purpose:
- Solar coverage: We increased solar coverage by 50%, providing a solar retrofit programme for customers, enabling businesses to generate onsite renewable energy, improve energy security, and reduce GHG emissions.
- Sustainable development: All our new buildings over 100,000 sq ft are fitted with rooftop solar PV and target an EPC A+ rating and BREEAM Excellent certification, equipping them to operate with maximum energy efficiency.
