An award-winning regeneration delivering sustainable, connected space for long-term growth

Avonmouth is a strategic regeneration project that has transformed brownfield land into a high-quality logistics and industrial hub. It’s designed to support both operational performance and workforce wellbeing, and is a modern, energy-efficient space in a highly connected location. Bringing together infrastructure, sustainability and access, alongside landscaped areas and people-focused features, we’re proud of how Avonmouth delivers spaces of all sizes where businesses work, grow and flourish.

Site history

The 212 acre site was formerly home to the Britannia Zinc Smelting Works, with over a century of heavy industrial activity, including zinc and lead smelting, which led to extensive contamination from heavy metals. The smelting operations ceased in the late 1990s, leaving behind a complex remediation challenge.

Remediation strategy

18 month demo & environmental clean up – 99% materials recycled on-site

Indurent’s remediation approach was focused on retaining and reusing Made Ground materials on-site, reducing the need for importing materials. Contaminant pathways were severed through a combination of clean fill and engineered construction materials.

Key elements of the remediation included installing a cut-off wall to prevent the migration of contaminants, effluent treatment systems, and a sealed drainage system to manage rainfall and prevent further pollution. This approach not only addressed the contamination issues but also significantly reduced the carbon footprint associated with haulage, saving millions of transportation miles.

Ecology

The site provides habitat connectivity and important links between Sites of Nature Conservation Importance (SNCI’s) in the surrounding area and around Bristol.

Financial contributions as part of planning consent have also helped fund the creation of new wetland habitat with the Severn Estuary internationally important for biodiversity and birdlife.

Planning and infrastructure

Planning has involved skillfull navigation of relevant aspects including highways, ecology, drainage, ground and environmental issues.

Delivery and contributions to on and off-site site infrastructure with new Kings Weston Lane footway / cyclepath and delivery underway to complete “missing links” of wider cyclepath infrastructure, new footway / cyclepath along Avonmouth Way including a bus gate and bus stops within site. All part of wider initiatives for supporting sustainable travel.
