Indurent Park Tamworth is a 32-acre prime distribution hub, strategically positioned next to Junction 10 of the M42 and close to the Birch Coppice Rail Freight Terminal, making it a standout location for logistics.

Although not originally allocated for development in North Warwickshire Borough Council’s Local Plan, we identified a clear gap in provision along this key section of the strategic road network. After agreeing terms with the landowner in 2013, we moved quickly to submit a planning application. While the initial proposal was refused, we successfully appealed and secured planning consent, unlocking the site’s potential.

Following acquisition, we gained full technical approvals and built out the park in three phases, delivering a range of high-quality units on a speculative basis. Strong demand saw the entire park fully let by 2021.

Sustainability has been a core focus throughout. The largest unit, spanning 321,000 sq ft, was delivered to a BREEAM Excellent standard, and the wider park features a landscaped trim trail for employees and the local community alike.

  • 2015 – Planning application refused; appeal lodged
  • 2016 – Appeal won; site fully acquired
  • 2018–2021 – Detailed planning, infrastructure delivery, and phased construction
  • 2021 – Final unit let; site fully occupied

Planning and development timeline

The journey of Indurent Park Tamworth is a strong example of how we proactively bring sites through planning and into operation, even when they fall outside of allocated land frameworks.

When we entered into a Development Agreement with the landowner in 2013, the site was still in agricultural use and not designated for development. But with a clear strategy and evidence-based insight into regional employment land needs, we moved quickly. Within just eight years, we had secured planning, delivered the full development in three phases, and fully let the park.

Our success was built on a bold, well-researched planning approach. Although the initial application was refused, our appeal succeeded, unlocking the site’s potential.

A strategic route to planning success

In 2013, we entered into a Development Agreement for 20 hectares of unallocated land just south-west of Junction 10 on the M42, within North Warwickshire Borough. At the time, the Council was in the early stages of reviewing its Local Plan. Based on our own assessment of the site and wider employment land evidence, we pursued a dual-track strategy: submitting an early planning application while also promoting the site through the Local Plan review process.

By 2014, we had submitted an outline planning application for around 800,000 sq ft of B1, B2, and B8 employment space. Despite engaging with the Council throughout, the application was refused in 2015 — primarily due to disagreement over the employment land need and concerns about the loss of a gap between two nearby settlements.

While initial legal advice suggested an appeal might not succeed, our in-house planning team, working closely with trusted consultants in planning, employment, and landscape impact, developed a strong evidence base. Following a public inquiry, we successfully overturned the refusal and secured planning permission in 2016.

Engineering solutions to overcome complex infrastructure challenges

As with many large-scale employment developments, delivering Indurent Park Tamworth came with its share of technical infrastructure challenges. Several site-specific issues required careful planning, close collaboration, and engineered solutions to ensure successful delivery:

Oil pipeline crossings: A nationally significant oil pipeline ran through the site, requiring both temporary and permanent crossings. We worked closely with Mainline Pipeline Ltd to agree a safe and technically robust engineering solution.

Tunnelling beneath the M42: To connect with key foul and surface water networks, a 2-metre diameter tunnel was drilled beneath the M42 motorway. This was a complex operation designed to avoid any disruption or settlement to the carriageway above.

Footway and cycleway connectivity: A new pedestrian and cycle link was delivered, connecting the development to surrounding residential areas in Tamworth. This played a key role in supporting the sustainability case at planning stage.

A prime location for growth and local impact

Indurent Park Tamworth offers a standout position for logistics and distribution, located directly off Junction 10 of the M42. Just 15 miles from Birmingham city centre via the M6, it provides fast access across the Greater Midlands and national motorway network.

The park is also just five minutes from the Birch Coppice Intermodal Freight Terminal, operated by Maritime, one of the UK’s leading container transport and logistics specialists, giving occupiers easy access to efficient rail freight links.

Once fully developed, the 32-acre site is expected to support up to 1,700 jobs, delivering a major boost to the local economy while meeting strong regional demand for high-quality logistics space.

Sustainability

Indurent Park Tamworth was designed with sustainability at its core. The largest unit (T321) achieved BREEAM Excellent, supported by features like solar PV panels, rainwater harvesting, and LED lighting. All larger units are EPC A rated, with up to 15% rooflight coverage and EV charging as standard, helping reduce energy use, cut carbon, and future-proof the park for occupiers’ ESG goals.
