Our Newport development is a future-ready platform for businesses who are ready to scale. With over 100 acres of connected space, it brings together excellent access, operational flexibility and the infrastructure needed to support regional and national growth. We are proud to showcase Newport as an example of hose we create flexible and sustainable spaces where all customers, from ambitious SMEs to established operators can work, grow and flourish.

Site history and planning

Outline planning permission was granted in April 2010 for the regeneration of the former Llanwern steelworks site. Planning approval envisages around 1.5m square feet of employment space alongside approximately 4,000 new homes, a local centre and two new primary schools.

Works to-date include undertaking all site preparation to include demolition of the former steelworks, ground remediation / reclamation works reflecting the former heavy industry background and infrastructure including a new 24 MVA primary substation and sustainable drainage in open waterways within a landscaped environment.

Over 700,000 sq ft developed to-date across 11 units. Ongoing delivery of both Speculative and Build to Suit buildings to meet demand from businesses who have been restricted by a chronic undersupply of new high quality space across the region.

Sustainability

Sustainability and energy efficiency are at the forefront with larger units achieving BREEAM Excellent and EPC certificate of A+ including offices that are net zero carbon in operation. Building fabrics meet a high standard of thermal performance in terms of insulation and air tightness to lower energy usage and occupational costs. Solar (PV) panels on the roofs, air source heat pumps for heating the office elements of the warehouses, intelligent and sustainable LED lighting, smart metering and EV charging points are all incorporated.

Global aviation service provider that specialises in aircraft and engine aftermarket services. With an extensive and high-quality inventory holding, AerFin supports airlines, lessors and MRO customers world-wide to reduce maintenance costs and keep fleet flying, through flexible component support (PBH) and leasing solutions for engines and APUs, as well as engine disassembly and MRO services for CF34, CFM and RR engines.

AerFin signed a 10-year lease agreement for a 115,000 sq ft unit, to act as the company’s global headquarters. The facility offers custom-built space for enhanced production activities, including engine disassembly and maintenance, repair and overhaul operations, as well as traditional warehousing activity.

Additionally, the c.5,600 sq ft of high-specification office space offers a modern, comfortable environment to support employee wellbeing and is net zero carbon in operation, helping to reduce energy usage at the same time.
