The Challenge

MillerKnoll, a global leader in furniture and home furnishings, required a highly sustainable 100,000 sq ft manufacturing and distribution building targeting EPC A+ and BREEAM Excellent, with the flexibility to increase on site solar generation over time.

Insurer requirements for PV panel spacing from rooflights materially restricted usable roof area, limiting both immediate and future renewable capacity. The challenge was to balance those requirements without compromising long term sustainability ambitions.

Our Solution

We led a collaborative design review with MillerKnoll, the project team and the insurer, supported by detailed modelling and scenario testing. Modest adjustments to rooflight coverage and PV spacing had minimal impact on lighting demand, improved internal thermal comfort and posed no material increase in insurer risk. The revised roof design doubled potential on-site solar capacity and reduced overheating risk, delivering a future-ready building without the need for disruptive retrofit works.
