Sustainability
Sustainability is at the core of Indurent’s business model, guiding operations, shaping innovation, and ensuring every initiative delivers long-term environmental, economic and social value.
Sustainability at Indurent
We create industrial and logistics spaces that help people work, grow and flourish.
Sustainability is integral to how we design, build and care for our portfolio, and we focus on making progress that’s real, measurable and meaningful.
We know we’re on a journey, just like our customers. And we want to move forwards together, learning, improving and creating spaces that make a positive difference for businesses, communities and the environment.
Everything is underpinned by our sustainability strategy.
Our priorities
We are committed to addressing the global climate challenge by reducing carbon emissions in the building and construction sector which accounts for 40% of global emissions.
We aim to address this by focusing on both operational and upfront embodied carbon.
Our sustainable buildings
Our buildings are designed with long-term performance in mind. Every new development includes features that reduce carbon emissions, improve energy efficiency and support resilience, such as photovoltaic systems, efficient lighting and on-site EV charging.
We design with care so that our buildings provide a positive environment, operate efficiently, and adapt easily as businesses evolve.
Managing our portfolio
Across our existing portfolio, we look for opportunities to improve energy performance, increase resilience and lead the way, ahead of regulation.
We do this through targeted upgrades, thoughtful planned works and a customer-led approach that makes improvements simple, cost-effective and low-disruption.
Energy efficiency upgrades
Reducing energy use and improving performance.
Renewable energy integration
Installing on-site solar where viable.
Reducing operational energy use
Supporting customers to use their spaces more efficiently.
Biodiversity opportunities
Adding green space and habitats to our parks.
Wellbeing considerations
Creating spaces that support health and productivity.
Supporting communities
Shaping parks and shared areas that feel welcoming and connected.

Our spaces sit at the heart of local communities, and we want them to contribute positively wherever we are.
Through our volunteering, charitable partnerships and education programmes, we support local organisations, develop skills and open up career opportunities within the industrial and logistics sector.
We work with schools, colleges and technical training providers to help connect learning to real-world industry needs and build a stronger talent pipeline for the future.

We’re committed to enhancing biodiversity across our parks and developments. Protecting and supporting the natural environment is key to creating spaces that feel good for people and are better for local ecosystems.
Our approach includes:
- Designing all new developments to deliver biodiversity net gain
- Creating green areas, planting and habitats across our parks
- Protecting existing trees and wildlife through the Indurent Park Code
- Enhancing existing sites, such as native planting and new habitat creation
- Partnering with local groups and customers to support nature-positive outcomes
Every year we assess opportunities to improve nature across our existing assets so that our spaces evolve with the needs of people and wildlife.

We invest in technologies and ideas that help reduce energy use, cut costs, and support customers as their operations evolve.
From solar deployment to improved metering and flexible power infrastructure, we’re equipping our units for tomorrow’s industrial needs and building spaces able to support innovation and new ways of working.
Future-focused development: delivering a high-performance, low-carbon asset
Challenge
In 2025, Indurent embarked on its first forward-funded development. The initial scheme met planning requirements with a modest 30 kWp solar provision. But with rising energy demands across the industrial sector and growing expectations on environmental performance, this would not deliver the long-term value we aim for.
We set a new ambition: reach EPC A+ performance and integrate 950 kWp of solar generation to futureproof the building and protect it from obsolescence risk. Delivering this without a pre-let required conviction, but we knew the market was moving towards higher-capacity, energy-optimised spaces.
Solution
We saw the opportunity to set a new standard, an Indurent standard. The design was upgraded to include a 950 kWp rooftop solar system, covering one third of the roof. Delivered under budget through considered procurement, the installation forms a strong renewable foundation, supported by building-wide energy efficiency measures.
The unit was engineered to draw 2 MWp from the grid with capacity to scale further, making sure that the building can meet future operational needs, accommodate power-intensive processes and support the UK’s transition to low-carbon industry.
Impact
The completed unit sets a new benchmark for forward-funded industrial development. Its advanced energy infrastructure strengthens resilience, reduces operational emissions and offers future adaptability for power demand growth up to 5 MW.
By anticipating evolving industrial requirements, we delivered a high-spec, low-carbon asset ready for the next generation of customers who want to grow and flourish. A development that supports customer growth, accelerates decarbonisation and showcases how thoughtful, proactive design creates long-term value. This project is a clear example of our commitment to designing for the future, anticipating customer challenges and delivering spaces that perform for people, business and the environment.
Innovation in the Industry
Indurent seeks not only to deliver best-in-class developments but also to empower the wider industry by providing practical resources that facilitate collective progress.
Indurent is proud to be a sponsor and contribute resources that help the real estate industry stay informed and adapt to change. In 2025, we partnered with the UK Warehousing Association (UKWA) to create a Solar Deployment Toolkit, offering clear guidance and practical steps to implement solar safely, efficiently and at scale.
